  • The Latest Gen Z TikTok Trend? Heat-Reactive Fashion

    Italian luxury brand Stone Island announced a capsule collection of heat-reactive pieces in April. The concept was simple but full of visual payoff: Puffers, flasks, and windbreakers are treated with a thermosensitive coating, meaning the items change color in response to the slightest influx of heat from direct contact. The pieces were TikTok gold.

    Suddenly and all at once, fashion creators on the app were torching their heat-reactive gear with hair dryers, capturing the ephemeral tie-dye effects for viewers. Twenty-three-year-old content creator Jack Lawrence, who lives just outside of London, invested heavily in the trend. He purchased a Stone Island jacket (more than $1,000) and a secondhand pair of special-edition Nike S.B. Dunks (which fetch more than $500 on StockX). “It’s not really my style, but I was like, Wow, this might be something that catches people’s eye,” says Lawrence. The investment paid off. There was a large audience for the content: Multiple videos indulging in the magic of heat-reactive pieces have racked up more than 300,000 views.

    “TikTok really thrives on satisfaction,” says Lawrence, who frequently uploads videos that spotlight viral fashion releases (like the Ben and Jerry’s x Nike shoe). He likens his heat-reactive videos to ASMR content. ”Watching something like that is so satisfying for viewers,” he says. “People are so fascinated by it.”

    The rise of heat-reactive content illustrates the current landscape of influencer fashion. Even if the techno-fabric fails to cross over from our phones to the streets in meaningful ways, the micro-trend offers a glimpse at how visually stunning styles can motivate, and reward, creators. Algorithms on social media are governed by what catches our attention. So it makes sense then that the fashion most popular on TikTok skews toward fabrics and colors that glimmer, shine, dance, and transform. The wardrobes, and trends, popular there are built for virality.

    But can heat-reactive fashion become an everyday sighting? This is not the first time the idea has been proposed.

    Heat-reactive technology, more officially called thermo-chromatic ink, first captured the public’s attention in the early ’90s, when an emphasis on futuristic-feeling fashion reigned. London teen Charlie Jones—a 19-year-old who recently started Phase London, a skatewear brand made by and sold to Gen Z’ers—discovered, through product research, the former popularity of color-changing JeansWest Hypercolor pieces at raves. The short-lived line actually built its entire brand around the heat-reactive technology, selling tees printed with lines like “Touch Me.” The frenzy of high sales only lasted for a year (a lot longer than most of today’s TikTok trends). The company filed for bankruptcy in 1992.

    Peter Zottolo, a photographer and electrician in California’s Bay Area, has a secret. His favorite pants, a pleated navy pair from Japanese brand Camoshita, have an elasticated waist and a drawstring that he can tighten or loosen on a whim. When he wears a button-down shirt or sweater that conceals these features, “they just look like dress pants,” said Mr. Zottolo, 46. “No one knows you’re the most comfortable man in the room.”

    Mr. Zottolo is part of a wave of in-the-know men who are pulling on trousers that say “smart” from ankle to pocket but confess “sweatpants” sotto voce at the waist. Elasticated, drawstring-furnished waistbands were once reserved for gymwear and swim trunks. Now, however, you can find them cinching everything from chinos to corduroy slacks to formal suit pants from Brooks Brothers and ultrawide, capital-F-fashion trousers from luxury brands like Loewe.

    These sneaky hybrid designs—sometimes called “Easy Pants”—are forgiving on post-WFH paunches but don’t look slovenly. That makes them ideal for men unwilling to abandon lockdown-era comfort as they re-enter a world of office meetings and IRL Hinge dates. 

    Fasih Awan, 28, an engineer at San Francisco fintech company Block, used to wear suits to work but now relies on wide-legged, box-pleated drawstring styles from New York tailoring brand Stòffa and Australia’s Informale. “Now that the office is less busy and I’m only there a couple of days a week, a suit feels like too much,” he said. He thinks drawstring styles, when sharply cut, can “elevate a casual outfit” to work-appropriate heights and even skew formal-ish if paired with a nice sweater.

    Brooks Brothers creative director Michael Bastian agrees that drawstring pants are an appealing work option for guys who “don’t have to wear a suit every day.” Yet they present certain styling challenges, said Greg Lellouche, owner of online retailer No Man Walks Alone. “You have to think about the intersection with the shirt at the waist,” he said, adding that trousers whose drawstring is hidden on the inside—like Mr. Zottolo’s Camoshitas—are easier to work with. Visible drawstrings are too much for many workplaces, he said, calling the sight of aglets or knots dangling beneath a shirt hem “one step too far for business casual.”

    Most experts we spoke to advocate a shirt-out look, but if you’re tempted to tuck, Paul Witt, owner of Wittmore, a menswear brand and store in Los Angeles and Malibu, Calif., suggests wearing a luxe linen T-shirt and dressy sneakers or loafers. For the office and social gatherings requiring smart-ish attire, Mr. Bastian of Brooks Brothers suggested wearing drawstring trousers in a dressy gray suiting fabric and pairing them with a cashmere crew-neck sweater. But, he cautioned, the pants’ ability to transcend their lowly roots as pajamas has its limits. “I wouldn’t ever recommend wearing drawstring pants with a shirt and tie,” he said. “That looks stupid.”

    You can’t talk about hip-hop without devoting a massive part of the conversation to the rappers’ tailor, Daniel Day, better known as Dapper Dan. He’s dressed everyone from Rakim to Salt-N-Pepa to Jay-Z in his designs, which he spun using logos from fashion houses such as Fendi, Gucci and Louis Vuitton and sold out of his Harlem boutique. But while he emerged in the hip-hop era, his own story started in a more idyllic Harlem.

    “Growing up in the ’50s, I saw Harlem the way it will never be seen again. I’m the last generation that saw Harlem before a drug epidemic. I saw Harlem when everybody left their doors open, when there was no mugging and mistreatment of older people … I never lost one friend to gang violence.”

    Dap, who also wrote “Dapper Dan: Made in Harlem — A Memoir,” remembered the whole neighborhood emptying into churches on Sunday mornings.

    “That didn’t change until the ’60s, the first drug epidemic. So I’m thankful for that early experience. It taught me who we really are, you know, and it saddens me that young people never knew the Harlem that I knew.”

    He talked about how his father’s incredible work ethic rubbed off on him. His first hustle was shining shoes and he will tell you the best place to get a shoe shine is still in his own bedroom. But it was music that opened the world of fashion to Dap. His brothers loved the Rat Pack, and he said he noticed how Sammy Davis Jr., Dean Martin and Frank Sinatra dressed and shopped and how it gave them a “sense of cool.”

    “But now, we got a hip-hop age. I say I can replicate that. If I can come up with ideas that will give, you know, people an identity that can interface with the music of the day … So how can I take that look and give it the same flavor that the jazz musicians took … But to be honest with you, my biggest inspiration on how to make something look cool came from me studying the zoot suit, what Cab Calloway in Harlem did with the zoot suit. The zoot suit is the beginning of street fashion culture on a high level.”

    He opened his boutique on 125th Street, which drew rappers, celebrities and athletes including Mike Tyson fiending for his clothes, which became known as Logomania.

    “I come from the poorest of the poor in Harlem. But when I put on something new, you know, and went downtown, nobody knew where I lived. I think it gave you a different feeling. And that’s the feeling I captured when I started Logomania. You might come out of the projects. You might come out of the dilapidated buildings that I grew up in. But if you get dressed and you go downtown, you’re not in that building, you’re in that new moment.”

    Sure it was the hottest thing on the street, but fashion houses didn’t take too kindly to having their logos splashed all over another person’s designs. They went after him, time and time again. He was finally forced to close his shop in 1992, but life had an odd twist for Dap down the road.

    In 2017, Gucci knocked off an old jacket Dap had made, and to make amends, they decided to work with him and set him up with his own atelier in Harlem. And in 2019, when the brand sparked a controversy when they put out a balaclava sweater that resembled blackface, he once again spoke out but he reiterated his commitment to working with the brand, instead of cutting ties with them.

    He called it a “critical moment in public relations between the races.”

    “Every industry needed a Jackie Robinson. So Jackie Robinson, with all the things that he had to go through, [nobody] told him, ‘Walk away.’ No, he had to open doors, and that’s what it’s about,” he said, adding “You cannot change things from the outside. You change things from the inside. We can’t get mad and walk away because we accomplish nothing like that. We will take an insult and turn it into an injury instead of prosperity.”

    He got on the inside indeed. Once an outlier and streetwear renegade, he became part of the fashion establishment and remains there. In 2019, he attended the Met Gala, where he said A$AP Rocky impressed him the most.

    “It’s not even so much what he put on, it’s how he walks in it. He is the one that makes it happen.”

    Dap has dressed so many artists and celebrities and has a career that’s spanned decades. But his proudest creation? The clothes he makes for Floyd Mayweather Jr.

    “He comes in with ideas and I translate his ideas and he takes it to the world. He knocks people out with it, literally. In the ring and outside of the ring,” he said.

    It’s amazing that Dap has been relevant for so long, but he has a philosophy, which he said goes back to his days as a kid swimming in the Harlem River. Before he’d dive in, he’d throw a Popiscle stick in to see where the current was going. He applied that same principle in his work.

    He said the artists let him know which way the culture was going. “I embraced whatever it is they wanted to look like,” he said. He urged young designers to “be creative … but look at those you are creating for and extract from them. You will never be obsolete because you’ll always be able to follow the current.”

    Detroit native Jalen Rose is a member of the University of Michigan’s iconoclastic Fab Five, who shook up the college hoops world in the early ’90s. He played 13 seasons in the NBA, before transitioning into a media personality. Rose is currently an analyst for “NBA Countdown” and “Get Up,” and co-host of “Jalen & Jacoby.” He executive produced “The Fab Five” for ESPN’s “30 for 30” series, is the author of the best-selling book, “Got To Give the People What They Want,” a fashion tastemaker, and co-founded the Jalen Rose Leadership Academy, a public charter school in his hometown.

  • Want to buy a shopping center? Fashion Square Mall auction bidding starts at $2.3M

    SAGINAW TOWNSHIP, MI — Once the retail centerpiece of the region, Fashion Square Mall itself will become a purchasable item for shoppers next month.

    The Saginaw Township-based indoor shopping center — which remains open for business — will be available in an online auction beginning Monday, Aug. 22, according to the real estate firm-operated webpage overseeing the event.

    The opening bid: $2.3 million.

    “The 67% occupied mall enjoys a great mix of both national and local tenants and benefits from strong anchors such as Macy’s, JCPenney, AMC Theatre, and other surrounding retailers,” reads the marketing for the online auction.

    News of the planned sale is not surprising to people familiar with the mall’s recent status. Officials with NAI Farbman, a Southfield-based commercial real estate development firm, last year said the company expected to put the property up for auction in 2022 on behalf of Wells Fargo.

    NAI Farbman is listed as one of the online auction’s managers, along with Ten-X, an Irvine, California-based real estate firm.

    The mall’s previous owner — Great Neck, New York-based Namdar Realty Group — in 2020 defaulted on $34.8 million in mortgage debt owed to Wells Fargo, setting up the lending giant to grab the property last year as part of a foreclosure auction.

    Community leaders also were anticipating an ownership transition at the mall. The Saginaw Township Board of Trustees last fall finalized a community master plan that outlined a strategy for helping Fashion Square Mall’s next owners revitalize the nearly 50-year-old commercial property.

    “While the current mall is almost entirely a retail district, future redevelopment of this collective district may include numerous non-retail — or even non-commercial — uses and concepts,” the new master plan states. “The township will continue engaging with stakeholders to consider proposals and investments beneficial to the community at the Fashion Square Mall district.”

    Not all of the mall is available in the sale.

    While most of the shops at the 100-unit mall are tenants, Macy’s owns its own box there.

    Sears also owned its own box at the northernmost corner of the facility, although the store closed in 2019. Hoffman Estates, Illinois-based Transformco — which now owns Sears and its former space in the mall — hired Stokas Bieri Real Estate to sell the old Sears unit. The property remains up for sale.

    Fashion Square Mall opened Oct. 4, 1972, when shoppers first stepped through the doors of the facility built on 71 acres of farmland.

    At the time, anchor tenants JCPenney and Sears were the site’s main attractions. Other inaugural retailers included Town & Country Fashions, William C. Wiechmann Co., Bintz Sports, Carter Shop, Seitner’s, Alfano’s Stride Rite, and Tait’s Hobby Shop.

    Fashion Square Mall swelled with customers during the mall boom that helped define American culture in the 1970s and ‘80s. In turn, the shopping center fed a hungry commercial district in Saginaw Township, attracting business growth down Bay and Tittabawassee roads during those early decades.

    In 1993, a new food court was added, keeping customers fed during long sessions spent browsing stores.

    Eight years later, the facility underwent a $10 million facelift that applied a 21st century sheen to its 1970s-built body.

    Foot traffic thinned in recent decades, though, both as a result of the region’s shrinking populace as well as consumer buying habits shifting toward online stores.

    In January 2001, Chattanooga-based CBL & Associates Property Inc. purchased the complex along with 20 other regional malls and two shopping centers from the mall’s original developer — Cleveland-based Richard E. Jacobs Group Inc. — for $1.2 billion.

    Fifteen years later, the mall was sold in July 2016 to Namdar Realty Group — along with The Lakes in Muskegon — for an aggregate price of $66.5 million, including the assumption of a $38.2 million loan secured by Fashion Square Mall.

    SHANGHAI — Prada will restage its men’s and women’s fall 2022 collection in Beijing on Aug. 5.

    The runway show marks the Italian luxury brand’s first return to China’s capital city in 11 years. In 2011, Prada revisited its men’s and women’s spring 2012 collection with added new styles at Beijing’s Central Academy of Fine Arts museum. The same year, Prada went public on the Hong Kong Stock Exchange.

    The fall 2022 collection will be shown at Prince Jun’s Mansion, a courtyard hotel in downtown Beijing in the traditional Chinese style, which was formerly the residence of Prince Jun in the Qing dynasty.

    “Prince Jun’s Mansion seemed the perfect setting to celebrate once again our ongoing dialogue and commitment to Chinese culture that we have pursued with different activities throughout the years,” Prada co-creative directors Miuccia Prada and Raf Simons said in a press release.

    Despite COVID-19-related travel restrictions, the brand sought out creative methods to bring its runway shows to China, one of the brand’s key markets. China sales were up 56 percent compared with 2019 for the 12 months ended Dec. 31. Last September, Prada showcased its women’s spring 2022 ready-to-wear collection simultaneously on catwalks in Milan and Shanghai, a first in fashion history.

    In June 2019, Prada skipped Milan Fashion Week to showcase its men’s spring 2020 collection in Shanghai. Minsheng Wharf, the 80,000-ton warehouse, was transformed by OMA/AMO into a neon-lit space with ’80s synth-filled soundscape for the event.

    In September 2017, Prada restaged its resort 2018 collection at Rongzhai, the restored historic mansion in Shanghai.

    Prada’s Beijing runway show next week will go live at a critical time for the country. The capital city and economic hub is cautious to stick to its Zero-COVID policy ahead of the Communist Party National Congress later this year, when President Xi Jinping is expected to secure an unprecedented third term.

    Beijing started easing COVID-19-related restrictions in June, but maintained regular testing every three days for people to enter public venues.

    Prada might be the only luxury brand to host a physical runway show in China this year. So far, no luxury brands have hosted a physical fashion show in the country, and according to local PR agencies, none have revealed plans to host offline screening events or large runway shows in China for the rest of the year.
